HOA Financing

Homeowner Association Loans for
Major Improvements and Repairs
Citizens Business Bank’s Homeowner Association (HOA) Financing enables homeowner associations to improve and repair common areas, integrate green improvements, and implement other carbon-reducing enhancements to the property without a large up-front capital contribution. Compared to traditional financing, HOA Financing is perfected through a first lien security interest in HOA assessments. The construction draw period is 6-12 months, followed by a fully-amortized 3, 5, 7, or 10-year period. HOA structure and improvements must meet clean criteria to be eligible for HOA Financing.
Improvement examples for HOA Financing include:

Seismic Strengthening
Structural retrofits (superstructure
strengthening) and non-structural retrofits
(supplemental bracings and supports).

Energy Efficiency
Air sealing and ventilation, HVAC,
windows, lighting, insulation, roofing,
refrigeration, charging stations, and more.

Renovation
Roof and balcony repairs, electrical panel upgrades, common area pools, and fitness centers.

Water Conservation
Fixtures, irrigation,
landscaping, water reuse, and more.

Renewable Energy
Solar, wind, cogeneration,
fuel cell, and more.
